Oberizon Construction Releases 2026 Dental Clinic Construction Cost Ranges for BC’s Lower Mainland

Oct 16, 2026

Oberizon Construction, a White Rock clinic builder, publishes clear cost ranges for new dental clinics in the Lower Mainland. It also explains why a chair's position can matter more to the budget than the choice of finishes.

Canada, October 16, 2026 -- For many dentists, opening their own clinic is the biggest investment of their career. Yet one question often goes without a straight answer until well into the project: the actual cost of the build.

Oberizon Construction is a BC-licensed general contractor that specializes in healthcare spaces. It is now answering that question publicly. Based on its project experience across the Lower Mainland, a turnkey dental clinic in 2026 typically costs $300 to $450 per square foot.

For a standard 2,500-square-foot practice, that comes to roughly $750,000 to $1.125 million. "Most dentists start with a number in mind, and it's usually based on what an office renovation costs," said Jas Oberoi, Founder of Oberizon Construction. "A dental clinic is a very different building. It's suction lines, air and water, plumbing to every chair, sterilization, and electrical for specialized equipment. The money goes into what's behind the walls and under the floor long before it goes into finishes."

Dental clinics cost more than a typical fit-out

Oberoi says a few key factors decide where a project lands in that range:

  • Chair positions. "Chair positions fix the plumbing," Oberoi explained. "Move a chair after the slab is poured and you are cutting concrete, not adjusting a drawing." Changes made late in the project are among the most expensive in any dental build.
  • Base-building condition. A unit with good plumbing access, enough electrical capacity and suitable ventilation costs much less to convert than one that needs major upgrades.
  • Number of operatories. Every operatory adds plumbing, suction, electrical and cabinetry work.
  • Sterilization and support spaces. Sterilization rooms, labs and mechanical rooms need careful coordination to meet infection-control and code requirements.
  • Finish level. Premium cabinetry, lighting and reception design move the budget higher, but they are rarely what drives it.

Dental vs. medical: a big gap

The difference becomes clear next to other healthcare builds. Oberizon's Medical ClinicConstruction projects typically run $150 to $260 per square foot turnkey, which is roughly half the cost per square foot of a dental clinic. The difference comes almost entirely from the specialized plumbing, suction and equipment infrastructure that dentistry requires.

Faster planning means lower costs

Timeline matters too. Every month a clinic isn't open means rent with no revenue. Oberizon's Dental Clinic Construction projects typically take 90 to 120 days from permit to handover. The company's fastest project so far was a fully operational 5-operatory clinic delivered in exactly 90 days.

"The best way to protect your budget is to plan before you sign the lease," Oberoi said. "We ask three questions first: the address, your lease stage and your target opening date. With those answers we can tell you whether the space works, roughly what it will cost and how long it will take, before you've committed to anything."

To help practitioners plan, Oberizon Construction offers a free cost calculator on its website and early-stage feasibility consultations for dentists who are looking at new locations, expansions or relocations.

No drug-related violations found in special crackdown on eve of Halloween

Police said Saturday they have found no drug-related violations during a joint crackdown the previous night on nightlife districts in Seoul on the eve of Halloween. Police carried out inspections at eight clubs in nightlife districts in Gangnam, Seocho and Yongsan on Friday night as part of a special drug crackdown that has been under way since August in cooperation with fire and municipality authorities. "Ahead of Halloween, we conducted crackdowns focusing on clubs, entertainment venues, and areas with high concentrations of foreigners, where large crowds are expected," a police official said. "We will continue to strengthen inspections and crackdown activities in vulnerable areas." Police urged the public to actively report drug-related crimes, saying they will guarantee the anonymity of informants and rewards will be provided.

Ruling party lawmaker issued US visa, days after refusal

Rep. Jin Sung-joon of the ruling Democratic Party of Korea said Saturday he has been issued a U.S. visa for a trip to the U.S. Pacific Command, days after he said his application was rejected. Jin, who serves as chairman of the parliamentary defense committee, said in a Facebook post that he received the visa from the U.S. Embassy in Seoul and that it was fortunate the U.S. State Department has issued the official A-2 visa, albeit belatedly. The lawmaker said he will depart Sunday afternoon and hold discussions with the U.S Pacific commander and other U.S. military leaders about strengthening bilateral security cooperation and developing a future-oriented alliance. On Wednesday, Jin had said his U.S. visa application was rejected and shared on Facebook what appeared to be a document that showed his application was refused. Jin expressed strong regret, saying the rejection was difficult to understand, given that he had visited the U.S. command in 2014 as a member of the parliamentary committee. The exact reason for the denial was unclear, but some observers note that Jin's past conviction

Korean envoy to US vows support for bilateral investment at Hyundai's Alabama plant

WASHINGTON — Korean Ambassador to the United States Kang Kyung-wha has pledged to strengthen cooperation with U.S. authorities to support bilateral investment, describing Hyundai Motor Group's latest investment in Alabama as an example of the expanding economic partnership between the two countries. Kang made the remarks Wednesday while attending a ceremony announcing Hyundai Motor Manufacturing Alabama's plan to invest about $450 million in its Montgomery plant, according to the Korean Embassy in Washington. The ambassador highlighted Hyundai's presence in the U.S. as an "outstanding example" of how the Korea-U.S. alliance has evolved over more than seven decades, expanding beyond its security foundations into cooperation in economic security and advanced technology. Kang also said the investment would combine Korea's advanced manufacturing capabilities with America's innovation and market competitiveness, allowing the two countries to "shape the future of the automotive industry together," according to the embassy. AI could turn China’s social credit system into surveillance tool: government-funded study

China’s social credit system, stereotypically imagined as an all-powerful numerical scoring project for authoritarian control, has gained notoriety in the West – although people inside the country actually feel little of its presence or practical influence. In a government-funded study, however, a Chinese legal scholar warned that deploying artificial intelligence (AI) risked turning the rating system into a “large-scale surveillance tool”. The paper was published in the Journal of Sichuan...
